Rent Review Officer

Aboriginal Housing Victoria (AHV) is an Aboriginal community organisation responsible for managing over 1,500 rental properties for Aboriginal and Torres Strait Islanders living in Victoria. AHV’s vision is to ensure that Aboriginal Victorians secure appropriate, affordable housing as a pathway to better lives and stronger communities.

The Rent Review Officer (RRO) reports to the Compliance Manager and is responsible for coordinating and undertaking the Annual Rent Review (ARR) and change of circumstance reviews for tenants. The RRO is responsible for assessing all reviews that are submitted and ensuring AHV’s internal data management system and Centrepay are updated to reflect household/income changes. The RRO is required to work in close collaboration with other AHV staff in undertaking their duties.

We are looking for someone who will bring a client centred focus to the role along with the capacity to work within established procedures. Key attributes and skills required for the role include:

• Undertake the change of circumstance reviews for all tenants.
• Working closely with the Compliance Manager and Compliance Coordinator using relevant AHV databases co-ordinate the annual rent review consistent with AHV policies, procedures and methodology.
• Respond to tenant enquiries relating to rent calculations and provide advice regarding rent assistance.
• Document all transactions and interactions within the SDM system.
• Participate in the continuous improvement of rent review assessments, through recommending new working methods, involvement on working groups to review and recommend improvements and by providing management with advice on the rent reviews and issues arising.
• Perform other duties as directed that fall within the scope of the position or the incumbent’s knowledge and skills base understanding that not all duties will be necessarily performed at all times.
• Exercise a duty of care to work safely, taking reasonable care to protect your own health and safety and that of your fellow workers, volunteers and clients including following safe working procedures and instructions.

This position is based in our North Fitzroy office.

Client Services Officer - Maintenance

We are seeking applications from highly motivated, reliable people who are keen to work in an Aboriginal organisation working to maintain a sustainable and financially viable housing portfolio across Victoria for Aboriginal people.

The Client Service Officer (CSO) Maintenance works within the Client Services team to provide first response to tenants’ telephone and other enquiries. The role operates in a scheduled environment.

The CSO is the first point of contact for all tenant telephone and email enquiries on maintenance issues and is critical to providing a professional, courteous and responsive service.

We are looking for someone who will bring a client centred focus to the role along with the capacity to work within established procedures. Key attributes and skills required for the role include:

• Commitment to work collaboratively
• Confidence in using a range of IT systems

Client Services Officer - Maintenance PD

Continuous Improvement Project Manager – Aboriginal Housing – Identified Position

AHV’s vision is to ensure that Aboriginal Victorians secure appropriate, affordable housing as a pathway to better lives and stronger communities.

We are seeking a highly motivated project manager who will focus on continuous improvement to drive efficiencies and savings in our operations processes.

This role reports to the Director of Operations and will run improvement projects across all areas of operations.

This includes the tenancy teams, maintenance teams and compliance teams. Operations is broadly responsible for the delivery of services related to tenancy management, property allocations and property management.

We are looking for someone who will bring a client-centred focus to the role, and with the following key attributes and skills:
• Identify as Aboriginal or Torres Strait Islander with thorough working knowledge and understanding of Aboriginal and Torres Strait Islander cultures and societies and current issues affecting Aboriginal Australians.
• Proven quality project delivery within timeframes
• Experience with project management methodology
• Ability to lead change management to ensure that changes are embedded in the business
• Ability to work with operations leadership team to implement project findings
• Demonstrated capacity to be a change leader and drive improvements to existing management processes
• Superior interpersonal skills and ability to negotiate and communicate across all levels of the organisation

This position is based in our North Fitzroy office. Occasional travel may be required.

A current Victorian driver’s license, National Police Record Check and a Working with Children Check are required for this position.

The Senior Policy Officer reports to the CEO and is responsible for policy work in respect of developing documenting and embedding policy positions of AHV. The role will research, analyse, and evaluate a wide range of information and options to develop policy proposals

The Senior Policy Officer will:
• Effectively represent AHV’s position in a range of government and community forums and working groups
• Undertake research and analysis for policy and program development
• Provide high quality and timely advice and written materials
• Coordinate a range of business plans and other reports for the CEO, Executive Management Group, the Board and its sub-Committees
• Keep abreast of current stakeholder reports, data and other information sources and their impact on AHV
• Contribute to the development of strategies which will enable AHV to deliver efficient and effective services to the community
• Project management including planning, resource implementation and achievement of agreed deliverables

We are looking for someone who will bring a client centred focus to the role and with the following key attributes and skills:
• Knowledge and understanding of Aboriginal and Torres Strait Islander cultures and societies and demonstrate the ability to communicate sensitively and effectively within this environment
• Experience in developing a diverse range of corporate and operational policies, program procedures and manuals
• Demonstrated ability to clearly present information writing and verbally with ability to communicate complex concepts
• Demonstrated analytical, problem solving and negotiation skills with a diverse range of stakeholders
• Knowledge of the roles of Local, State and Federal Governments in the community housing sector.
• Highly organised with ability to work on multiple tasks, with competing priorities and work under pressure to meet deadlines.
